A presentation was made today to town councillors and others by a building consultant on behalf of Lord Lansdowne.
The land subject to this proposal is a field on the right of Whitehorse Way. that is the road leading to the Leisure Centre/JBS. Going to the centre its the field on the right hand side, where when it rains the water runs of onto the road.
The proposal which will be on show from 2pm to 8pm tomorrow (tues 8th July) in the town hall is for up to 240 houses.
There have been previous planning applications on this field but all have been rejected.
There are several issues relating to this proposal;
Impact on School
Traffic problems arising from the additional car journeys in what is a conjested area especially at school times.
Impact of the foul water, the site gets water logged and the excess runs off into the road. This would worsen if built on.
Density levels
You can let the new Unitary councillors know what you think about this issues tomorrow from 06:30 at their first meeting.

This field has hardly ever been used in the past years, only for hay making generally.
As long as a good provision to alter the road network locally was put into the plans and specifications ..... i.e make Silver street work better with traffic flow ..... then it's a good thing for Calne.
Lansdowns houses are usually good quality as well, look at church view in derry hill, a nice development like that would enhance the area even more ! |

there are many who would disagree with you, it may be that the field has laid fallow for many years but that was his (Charles Lansdowne) option. he has twice tried to build on this field and failed, it may well be third time lucky.
you will have to admit that there are serious traffic issues with this proposed site, especially at school dropping off time. JBS have just submitted an application for an additional 40 parking places due to the vastly increased number of staff/student requiring parking on the school site.
the leisure centre also generates considerable traffic from 7am to 10pm most days.
the 2nd serious problem is that of drainage, in times of heavy rain the water runs off the field flooding the road. a solution would have to be found to accomodate the additional foul water from the new houses.
it will be a diffilcult decision to make and should take into account the impact of the development on the town as a whole. _________________ A lifelong Calne supporter |

I was sent a press release saying the plans were on show at the Lansdowne Hotel today, not the town hall ... going to pop along for a look later on today.

chepfer i know that area very well.the new developement is nothing but a rabbit warren the houses were chucked up and the chimleys are arnt even real chilmley.
the only goo development was the area of barry place each house was different and blended in to the village lovely.
but then he got greedy destroyed a bloody good village with lego houses / |

I think we (the community) must stand against this proposal:

"Principal vehicular access from White Horse Way with the possibility of access from Silver Street;
• 30% affordable housing;"
"Option A:
Developable Area = 4.94 hectares
• Density 30 dph - 148 dwellings
• Density 35 dph - 173 dwellings
• Density 40 dph - 198 dwellings
Option B:
Developable Area = 5.05 hectares
• Density 30 dph - 152 dwellings
• Density 35 dph - 177 dwellings
• Density 40 dph - 202 dwellings
Option C:
Developable Area = 4.85 hectares
• Density 30 dph - 146 dwellings
• Density 35 dph - 170 dwellings
• Density 40 dph - 194 dwellings
The results of this public consultation event, along with comments received at other key stakeholder consultation events also taking place, will considered by the developer
when working up a more detailed ‘Master Plan’ and setting the ‘Development Parameters’ for the Silver Street site.
It is currently envisaged that a formal outline planning application will be submitted to Wiltshire Council in mid September 2009.
The planning application will supported by a ‘Statement of Community Involvement’ (SCI), which will demonstrate how the developer has, where possible, taken account of
the comments received at the various pre-application consultation events." |

he has been turned down in the past and should be again. If everyone, like they did with the travellers issue, objected then there is a chance it will be rejected again.
There are many valid concerns about the suitablility of this site and these have been raised and should be echoed by the whole community.
Where is the benefit to Calne and its exisiting residents in this proposal?
PS
If agreed, and I hope its not, where would the section 106 money go. remember 106 is a form of legalised blackmail. the developer agrees to pay money to the community if planning is agreed.
